Many of our neighbors say they’d consider selling their high-priced homes in Los Gatos and Monte Sereno “… but where would we go?” Each month our market report will showcase a high-quality residential destination where weather, lifestyle, personal security, taxes, home prices and potential appreciation offer an alternative that’s worth your consideration. Some will be in California and others, out-of-state.

This month we feature San Luis Obispo in California’s Central Coast area. This active community of 47,400 offers abundant outdoor recreation, many exceptional wineries, great weather, proximity to the rest of the state, a world-class university, personal safety and – best of all – affordable real estate. According to the MLS, the average sale price of a single-family home, sold during the past 6 months, was $1,290,000 or about $660 per square foot. This is less than half the average price in Los Gatos and Monte Sereno over the same period.

San Luis Obispo County is also more affordable than comparable California wine-country destinations like Napa, Sonoma and Santa Barbara Counties. According to the National Association of Realtors, the first quarter 2022 median home price was highest in Napa County, with Santa Barbara and Sonoma County somewhat lower, and San Luis Obispo County lowest at only 89% of Napa prices.

San Luis Obispo enjoys 286 days of sunshine each year. That’s more than any of Santa Barbara, Sonoma and Napa. SLO County, with more than 250 wineries, includes four distinct and respected wine regions: York Mountain, Arroyo Grande Valley, Edna Valley and Paso Robles.  There are several great ocean beaches nearby within 10 to 15 miles.

The 10 largest cities in California are only an average of 215 miles from San Luis Obispo, so driving access is easy. The city has a very modern airport, as well, with 3 major airlines (United, American and Alaska) providing service to and from Dallas/Fort Worth, Denver, Phoenix, Portland, Los Angeles, San Diego, San Francisco and Seattle.
